  <p> Contractors present us with a dilemma. On the one hand, they seem indispensable when we have a building job to do. Then, on the other hand, if we don't know which ones to trust or how to use them, we begin to wonder if perhaps we can do without them. </p><p> Over my years coaching home-owner builders, I've found that there is a lot of confusion as to what a contractor is and what they are expected to provide. Let's clear some of this up right now. </p><p> The Role of the General Contractor </p><p> A General Contractor (GC) is a builder. Yet, in most cases, the GC is not the one providing you with the labor. This builder brings his or her knowledge, experience, building systems and professional contacts to the table and manages your project from beginning to end. </p><p> The GC's job is to ensure that your house gets built in accordance with the set of plans that you provided or that was prepared by that GC. Getting the job done on time and on budget are usually secondary goals. </p><p> The Benefits of a General Contractor </p><p> The GC, acting in the traditional way, wears many hats and provides a lot of services. Here are some of the services they provide and expertise they should possess: </p><p>  </p>  A "Design/Build" GC will often draw the plans and blueprints   Submit plans to building agencies for the permitting process and oversee any changes required by those authorities   Bid the project out and provide you with a quote on building the home or completing the remodel   Use her industry contacts to bring in quality professionals where needed   Manage the entire building process which includes buying all materials, hiring all the labor (of subcontractors), keep the process moving forward, and trouble-shooting  <p>  </p><p> Using the GC in the traditional way, means that you give up most of the control. The GC takes over your project. </p><p> The Non-Traditional GC </p><p> There is a growing trend in using the GC as a coach. With this approach, the GC does not take over your project. Instead, he or she allows you to be your own builder while acting as your coach and advisor. </p><p> In this capacity, the GC works to pass the liability to the licensed subcontractors and charges you less for his services while still providing similar benefits. You get more control and many times more of what you want for less money. You still get to take advantage of the qualities the GC brings to the table. </p><p> Owner Builders Still Need Builders </p><p> Industry professionals provide us with knowledge and experience we couldn't hope to have on our own. Building and remodeling projects are fraught with surprises and challenges.
