Are You a Real Estate Addict? Have You Got What's Becoming Known As MLS-Itis?

  <p> There is a condition that has swept this nation (it's not just here in Canada, it's all over The USA as well). The condition can simply be referred to as "MLS-itis". It's that condition that seems to draw people uncontrollably to their computers to find out what their neighbours' home is selling for, how many homes are for sale, or worse to try and find their dream home or find "comparables" when thinking of selling their existing home. Here's the deal folks, MLS.ca and Realtor.ca are a great resource but it's a very small part of a larger puzzle. </p><p> A few things to consider </p><p> 1. The posts are delayed by 24-48 hours This essentially means that those great deals that you're all looking for are gone before they even make it up on the MLS.ca or Realtor.ca system. </p><p> 2. Incomplete Data What you are reading is basically an advertisement to sell the home. Hopefully it's professionally done with professional photography and not some cheap for sale by owner knock off job. You all know what I'm talking about. It's usually the listing that you pass over almost instantly because you either see the poor quality photo(s) or just have a gut sense that it represents itself like a garage sale rather than the sale of someone's largest asset and a place to call home. Back to the point, the information provided is usually incomplete leaving out important data such as if it's been re-listed, any price changes, and certain disclosures about the property. </p><p> 3. Delayed status reports. So, I've given it its own section. Even as I write this article there are 2 homes in my area that I've gotten enquiries about after the house has already sold. One house is in Thornhill and the other is located in Newmarket. The kicker is, they've both got sold signs in front of the house, which indicates a firm sale. But it also happens a lot while the properties are sold but still in the conditional period and therefore sold conditionally. </p><p> The easiest way to avoid a whole lot of hassle and save time is to develop a relationship with a Realtor you like and trust, and get them to customize a search on your behalf and send you more detailed and up to date information on listings that match your search criteria. Then if you happen to drive by a house that's for sale or still can't resist the urge to pop onto MLS.ca or Realtor.ca you can call, text or email your Realtor to ask about the status of that home. </p><p> Oh, another bonus is that you don't have to wait for an open house and fight a mob of people to see a house. You can call and have your Realtor set up a private showing for you at your convenience. </p><p> Full disclosure: I AM A FULL TIME REAL ESTATE SALESPERSON, however, I wasn't always, and I did follow this "advice" before when I was just a regular Joe. I called my Realtor at the time, and he hooked me up. WOW life was so much easier then. It felt like he gave me the inside track, plus a lot of realtors get a preview of the home before the general public and can tell you if it's a waste of time to pursue or not given your specific wants and needs. </p><p> Lorne Cooper </p>
