Things to Consider When Building a New Home

When building a home, what should be your first concern? The location? The builder? The energy efficiency of the home? The standard features included in the home?

All are important factors. Please don't ignore any of them.

If you are building in an area that you are familiar with, then your location questions are answered. However, what if you are building out of state? This can feel like moving to a foreign country. You should figure out what means the most to you. Gather a list of what you feel is important and visit the area that you wish to move to. If it is schools, nature, shopping, dining out or all of the stated, you can ask your sales associate, ask people in the neighborhood as you are driving around, go to the local chamber of commerce, check out businesses and ask local people working at them what they think about the area and what drew them to the area. You can also do research online. But your best research is in person. Get a feel of the area. Take a tour with your sales associate. They should be able to answer all of your questions.

When choosing a builder, choose one that has been in business for at least ten years. Visit the model center and make notes on what you like or dislike and see if they will make changes. If they are a custom builder, changes should not be a problem. If changes are a problem, the builder should explain why in a way that is understandable to you.

Building codes change constantly. Building codes are in place for your safety and to make your new home more efficient. The homes that were built just a few years ago are no longer up to the current codes. Therefore, a resale home may not be as energy efficient or hurricane resistant as the new homes being built today.

Every builder should have a list of standard features included in the base price ตึกแถว พระราม 9 of the home. Look over these features well. If you are comparing to another builder, make sure that you are comparing apples to apples. Some builders may include many standard items while others have the same items as optional and that will add to the base price of the home.

Energy efficiency should be high on your list. After all, this will save you money month in and month out. Look for items such as radiant barriers in the roof, low-e double pane windows, Manabloc plumbing systems, 14 SEER A/C and variable speed pool pumps.

When building a home, many decisions will need to be made. It can seem overwhelming at times. But the flip side is building a new home is an exciting time as well. When you walk into your new home and everything is fresh, new and yours, exactly the way you want it, it is all worth it.
